House hunting is hard enough already. You don't want to have to trudge through home after home that you find unappealing before finally settling on the one that's marginally in line with your desires. There are probably many homes in your area that meet your needs and that you would like -- but the challenge is ensuring your realtor shows them to you. Thankfully, there are a few things you can do to make sure the homes your realtor shows you are spot-on with your wants and needs.

Give them a detailed list of your must-haves.

Chances are, there are some qualities you need in a home and others that you want. It's important to convey the difference to your realtor. Give them a list of your must-haves, and ask for them not to show you any homes that don't have these qualities. This could be things like a certain number of bedrooms, an updated kitchen, a  master bathroom, or a fenced-in yard. You can also give your realtor a list of desirable traits that you'd like the home to have, but that are not absolutely necessary. Focus your hunt on certain neighborhoods.

Before you officially start house hunting, drive through various neighborhoods where you think you might be interested in buying a home. Before you start actually visiting homes with your agent, sit down with him or her for a few minutes, and look through pictures of homes for sale. As each photo comes up on the screen, say what you like about it and what you do not like about it. This will help give your realtor a better idea of your preferences. For instance, if you frown every time they show you a picture of a carpeting dining room, they will learn not to show you homes with carpeted dining rooms.
