If you are selling a tract of land in a rural area that is large enough for growing crops, housing a few animals, and holding a home, you may be able to gear your marketing efforts toward homesteaders looking for a piece of land. 

Advertise that the property welcomes tiny homes. 

Tiny homes are springing up from coats to coats as many homeowners are looking to downsize and save money. Tiny home dwellers sometimes have a hard time finding land for sale that will allow tiny homes, however, because they are small and sometimes deemed as mobile homes. If you don't have an issue with tiny homes on the land near your home, make sure you advertise that the land is tiny-home friendly. 

Advertise the land as business-friendly for home business owners. 

Some residential property has restrictions on any business operating on the premises or in a certain area. In some cases, zoning restrictions even prevent home-based business owners from using their property for income. If the property you have for sale has no such restrictions on businesses, make this a known fact in your real estate listings. Believe it or not, there are usually people out there scouring listings in search of a piece of land that will allow them to use their home as a business.
